Painters · York County
Exterior paint fails at the joints first. Freezing nights and daytime thaws work water into cracked caulk and open seams, and humid summers keep the wood from drying out. More than half the county's homes were built before 1980, and on older trim and siding the bottom layers are often lead paint, which changes how a painter has to scrape and sand.
For any house built before 1978, ask for the firm's EPA lead-safe certification and how the crew will contain dust and chips. In York city's historic district, exterior paint goes through HARB review. Check the Attorney General registration number on the contract.
Three coats promised and two applied is an old story. Write the number of coats into the contract, and the paint brand next to it.
