Crawl Spaces and Moisture · York County
Damp air in summer and cold air in winter both find their way into a crawl space. Ducts and pipes that run through it lose heat or freeze, wood near bare soil invites termites, and musty air drifts up into the rooms above. Termites are present throughout Pennsylvania, and Glen Rock's building code rates local termite damage moderate to heavy.
Ask what is causing the moisture before paying for encapsulation: grading, gutters and a missing vapor barrier come first. Get the Attorney General registration number on the contract, and ask whether a dehumidifier comes with a drain line and a service schedule.
Encapsulation is a real fix for a real problem. It is not a fix for a downspout that empties against the foundation.
