Sunrooms and Screened Porches · York County
Many prewar houses here have front porches and stoops that have taken decades of freeze and thaw, so a lot of this work is rebuilding or enclosing a porch rather than adding something new. In the 1980s and 90s owner towns like New Freedom and Shrewsbury, the job is more often a deck someone now wants under a roof.
Covered porches and porch enclosures need a building permit under the state code, and footings have to go below the frost depth your municipality sets; Glen Rock's code puts it at 30 inches. Ask who pulls the permit and whether the price includes footings, electrical work and the roof tie-in.
A three-season room is lovely in May and October. Ask the builder which months it's actually built for before you pay four-season prices.
