Home Inspectors · York County
A home inspection here covers a lot of old house. More than half the county's homes were built before 1980, so inspectors regularly flag old wiring, aging panels, oil tanks and signs of past water in basements. Radon is a separate test, and DEP reports about 40 percent of Pennsylvania homes tested come in above the EPA action level. Rural homes add well water and septic checks.
Pennsylvania has no home inspector license; state law instead requires association membership, a passed exam and insurance, so ask for proof of each. Radon testing should be done by a DEP-certified tester, which you can confirm in DEP's online directory.
An inspector who calls the house perfect either did not look hard or is counting on the next referral.
